What is an FHA Compliance Inspection?

 

There are many different types of mortgages available today.  One of those is guaranteed by FHA (Federal Housing Authority) and because this organization is guaranteeing the mortgage, they require that the home meet certain minimum standards that are developed by the Housing and Urban Development agency (HUD).

Building codes are developed by a few organizations and Texas has adopted the International Residential Code which is written by the International Code Council as well as the National Electric Code written by the National Fire Protection Administration. 

These codes apply to every home built in the state of Texas.  Some cities have code enforcement departments and provide various code inspections during the building process; however, for those homes built out in the country, there is no such agency that provides enforcement of the codes. 

Since I am ICC certified in building, mechanical, plumbing, and electrical, a mortgage company will contact me to examine the finished home for code infractions as well as ensure the home meets the minimum HUD requirements for habitability. 

If there are no issues with the home, I will fill out the FHA Form 92051 and send it to the mortgage company along with the required photo summary.
